Frequently Asked Questions
Who are Tyler & Kayla Warburton?
Tyler & Kayla Warburton are a husband-and-wife real estate team in Kalispell, Montana, selling homes and land across the Flathead Valley since 2011. Both are licensed Montana Brokers with Real Broker, LLC, operating as T&K Warburton Brokers. They have helped clients buy, sell, and invest in more than 450 properties throughout Northwest Montana. They grew up here and are raising their three kids in the valley.
What areas of Montana do you serve?
We serve the whole Flathead Valley and nearby Lake County, including Kalispell, Whitefish, Bigfork, Columbia Falls, Somers, Lakeside, Marion, Kila, Rollins, Dayton and Polson. We also help clients with properties around Flathead Lake and in the surrounding mountain communities, and we serve Lincoln County to the north, including the Eureka area.
How does your team work? Will I work with Tyler, Kayla, or both?
When you sell, you get both of us! Tyler & Kayla handle every listing together, from pricing to closing. When you buy, one of us is your dedicated agent from the first showing to the closing table, so you always know who to call. We both stay in the loop on every transaction, so if something urgent comes up, there is never a missed moment or deadline. Either way, you have two experienced Brokers behind your transaction.
How long have you been selling real estate in the Flathead Valley?
We've been licensed in Montana since 2011 and became Brokers in 2016. Over those years we've worked through rising markets, shifting markets, and every season in between, and we've closed more than 450 transactions across Northwest Montana. Along the way we've learned what to expect, how to spot issues before they come up, and how to make the process feel seamless for our clients. No two transactions are exactly alike, and that is what keeps things interesting and fun for us!
What brokerage are you with?
T&K Warburton Brokers is brokered by Real Broker, LLC, and both Tyler & Kayla serve as Supervising Brokers. Before joining Real, we were with Keller Williams Realty Northwest Montana. We keep a close pulse on the ever-changing market and the fast pace at which it moves. Along with that comes innovation, technology and tools that create a better experience for our clients and our everyday business. We always strive to be at the forefront of the industry!
Do you help people relocating to Montana from out of state?
Yes. A large share of our buyers are moving to the Flathead Valley from other states. We do recorded video walkthroughs and live virtual showings so clients can see homes before they get on a plane or drive up, and some clients choose to buy virtually altogether, with our candid advice along the way. This is a large valley to navigate, so we explain the differences between communities, the neighborhood perks, and access to the amenities that matter most to you. We also connect clients with local lenders, inspectors, and contractors before they arrive, and afterwards as they get plugged in. Whether you're a retiree couple, a young family, or a single adventurer, we want you to feel like part of the community right away.
Do you sell land and acreage?
Yes. Land is a big part of our business, from small building lots to large acreage. We help buyers check the details that matter on raw land: access, water and well, septic suitability, power, zoning, covenants, and whether a parcel can be divided.
Can I build a second home or guest house on my land in Flathead County?
Sometimes. It depends on your zoning, lot size, septic and well capacity, and how the parcel was created. Flathead County Planning & Zoning and Environmental Health (septic) approvals usually decide it. We help owners and buyers figure out what's likely possible before they commit, and we point you to the right county office for a firm answer. Each area has its own unique set of variables, and organizing those into a clear decision-making process is something we enjoy helping with.
How do you decide what my home is worth?
We price from recent comparable sales in your specific neighborhood, then adjust for your home's condition, acreage, views, outbuildings, and water frontage. We also take into consideration the current competition and market conditions. In the Flathead, two homes a few miles, or even a few blocks, apart can sell very differently, so local, on-the-ground knowledge matters more than an online estimate. We'll walk your property with you, share a comprehensive look at the data, and decide on a pricing strategy together.
What does it cost to work with you as a buyer?
Before we tour homes together, Montana buyers now sign a written buyer agreement that spells out how their agent's compensation is paid. In many sales, the seller still offers to cover the buyer's agent, and we negotiate for that whenever we can. We'll walk you through the agreement up front so there are no surprises.
What's the real estate market like in Kalispell right now?
Kalispell's market is steady, with healthy appreciation year over year. Montana is STILL the last best place! Demand remains strong, but lending conditions affect buyers' purchasing power in a market where median home prices are well above the national average. We send a quarterly market update to our clients, and we're happy to pull current numbers for your neighborhood any time.
